                 Cautionary Announcement

Meikles  Africa  Limited,  the Zimbabwe-based  hotel  and
retail  group  quoted on the Zimbabwe  and  London  Stock
Exchanges, issues a further joint cautionary announcement
with  Kingdom  Financial Holdings, a  financial  services
group, listed on the Zimbabwe Stock Exchange.

The  directors of Kingdom Financial Holdings Limited  and
Meikles  Africa Limited would like to notify shareholders
that  following  their  joint  cautionary  statement   to
shareholders  dated  20 September 1999,  discussions  are
still in progress.  Further announcements will be made in
due course.
