As  at the close of business on 31 March 2011, the estimated Net Asset Value per 
ordinary  share ("NAV per share") of  the Company was 90.40p.  This represents a 
gain of 0.5 per cent on the NAV per share at 31 December 2010 after allowing for 
the  dividend of 7p per Ordinary Share paid on 1 March 2011. The estimated fully
