REPAYMENT OF BONDS

The UK Balanced Property Trust Limited (the "Company") announces that it has 
today repaid all its listed bonds, issued through UK Balanced Property Finance 
Limited, including all accrued interest for an aggregate amount of #121.8m.  
As announced earlier today, the Company has also today terminated the interest 
rate swap.  Under the terms of the termination agreement, the Company is 
entitled to a payment of #6.7 million.
